Our risk and values assessment process is a key step in determining your needs which is why, in the case of a strata duplex home, you may not be aware that you’ll need two separate types of insurance: one for the original structure and liability insurance for the strata; and one for the contents, liability and other coverage for the tenant or owner of each of the strata duplex units.

This type of coverage is unique to strata duplexes and is covered in detail in the Strata Property Act of British Columbia which our strata insurance experts are very familiar with. The Act also states that the strata corporation must maintain property insurance on the common property and assets, as well as the strata buildings and fixtures if the fixtures are built or installed by the owner as part of the original construction.

As well, strata insurance must be on the basis of full replacement value and insure against major perils and maintain a minimum of $2 million liability insurance.

Make sure your individual unit policy dovetails with your strata duplex insurance. Typically, strata insurance doesn’t cover the individual contents in each unit. These contents need to be insured separately by each owner as a condo policy to insure their personal contents.
